Mortgage Rates Are Still the Wild Card
1 October 2026
Mortgage rates.
The average 30-year fixed mortgage rate recently moved down to about 6.65%, but rates are still well above the levels many buyers became accustomed to before the pandemic.
And even a small change in rates can affect how much home a buyer can comfortably afford.
But here's my advice:
Don't build your entire home-buying strategy around trying to predict exactly when rates will drop.
Instead, get your financing ready.
Know your monthly payment.
Then focus on finding the right home and negotiating the right deal.
Because if rates come down later, refinancing may be an option.
But once you've closed, you can't go back and renegotiate the purchase price.
That's why the right home at the right price can matter more than trying to perfectly time the interest-rate market.
