Fall 2026: Buyers May Have More Room to Negotiate
30 September 2026
Buyers, fall 2026 could look very different from the housing market we've seen in recent years.
One of the biggest changes we're seeing is that buyers are gaining more negotiating power.
Realtor.com reported that 20% of listings had a price reduction in July, while national list prices were down 2.4% from a year earlier.
That doesn't mean every home is getting cheaper.
It means buyers may have more opportunities to negotiate, especially when a home is overpriced or has been sitting on the market.
So this fall, don't just look at the asking price.
Look at how long the home has been listed.
Look at recent comparable sales.
And pay attention to what the seller may be willing to contribute, whether that's closing costs, repairs, or other terms.
The market is giving buyers more opportunities, but finding those opportunities requires knowing what to look for.
Thinking About Buying This Fall?
If you're wondering where the real negotiating opportunities are in today's market, let's have a conversation.
